In this issue of The Profit Zone, we’re going to be discussing an industry that has the potential to gain tons of momentum in 2022 and beyond. An industry that has flourished as a result of a growing transition and adoption of e-commerce. It’s not flashy like tech and it’s not disruptive like crypto, but it’s reliable and it can make you a lot of money.
This industry is called real estate.
But not just any type of real estate, I’m talking INDUSTRIAL real estate.
Why industrial real estate?
Answer: e-commerce
The pandemic accelerated the growth of e-commerce and took it to a whole new level.
“U.S. e-commerce revenue rose by 48% from 2019 to 2021 and is forecasted to almost double during the next 4 years” - Motley Fool, Mike Price 2022
It’s 2022 and people value convenience more than anything. That alone is how Amazon came to be what it is today.
If you take a look around, there are fewer products sitting on store shelves. And if we want to buy something online, the product has to come from somewhere. That “somewhere” is a warehouse or fulfillment center which falls under the umbrella of industrial real estate.
Another reason why industrial real estate may continue growing at this rate is because of crypto. Crypto needs to be mined, and although some people do it in the comfort of their own homes, warehouses are needed when it’s being done on a larger scale.
Finally, think about marijuana legalization. As more countries decide to decriminalize weed and become functioning stoners like Canadians, they’re going to need somewhere to grow all of that grass. That somewhere is... you guessed it! A warehouse.
Industrial REITs are a popular investment among defensive investors because of their growth potential and the reduced risk that comes with owning commercial property. We’re not talking about hotels, entertainment or retail properties, which are more of a luxury. We’re talking about manufacturing facilities and warehouses to store products on large scales, which is most definitely a necessity.
What we can expect in the future
The red hot industrial property market continues to thrive as retailers and online brands need somewhere to store and manufacture products. Industrial REITs will benefit as vacancy rates remain at all-time lows, putting more money in their pockets.
As the optimization of supply chains to serve customers around the world becomes more of a focus, industrial space will continue to remain in demand and will be prioritized as investments for retailers and manufacturers.
